A commercial laundry lives and dies on route density. The plant matters, the washers and ironers and folders matter, but the real asset is a set of delivery runs where the trucks are full in both directions and every extra customer on an existing run is nearly pure margin. Aged care homes, hospitals, restaurants, motels and workshops need clean linen and workwear every week of the year, and once a laundry is embedded in a customer's operation, changing supplier is a disruption most customers will do a lot to avoid.

It is also a business of early mornings, hard-working plant, boiler compliance, and staff who have often been there for decades. Owners know their cost per kilogram to the cent, know which runs carry the margin, and know that the whole thing depends on reliability: the linen turns up, on time, every time, or the phone rings.

  • 15 or more years of trading, ideally 20 or more
  • Roughly 10 to 40 staff across plant and delivery
  • Weekly contracted or repeat volume from healthcare, aged care, hospitality or industrial customers
  • Established delivery runs with good density, not scattered one-off accounts
  • Plant that has been maintained, even if it is not new
  • No single customer providing most of the revenue
